What Roswell housing does to a roof

The historic district and Canton Street corridor mix 19th-century and early-20th-century houses with later infill. Steeper pitches, more chimneys, dormers, and tighter flashing are normal. Those homes do not get a production-subdivision roof by default. We tear off to the deck, check the wood, and treat every chimney and valley as a leak point until it is detailed.

East and south of downtown, 1970s-1990s subdivisions sit on wooded lots. Horseshoe Bend, Martins Landing, and Riverside are typical: mature oaks and pines, leaf-packed valleys, and moss on the north slope. Needles and shade keep asphalt wet. Granules wash off faster. Decking around skylights and chimneys is where we find soft spots.

How we replace a Roswell roof

Often a more careful one, not a different brand by default. Older houses have more masonry, dormers, and irregular planes. We tear off to the deck, protect valleys and chimneys with ice and water shield, and match the product to the house. If your HOA or historic review board has a color or material rule, bring it to the inspection.

Trees keep my north slope wet. Should I replace or just clean it?

Cleaning helps moss and debris. It does not put life back into a 20-plus-year shingle. If the north slope is bald, cupped, or leaking at the valley, replacement is the fix. If the rest of the roof is sound and the wet area is small, we will say a repair is enough.
