Roof Replacement in Kennesaw, GA: Measure First, Then Decide

A lot of Kennesaw roofs went on in the 1990s and early 2000s. That first roof is now 20 to 30 years old. If you are in a Town Center subdivision, off Barrett Parkway, or closer to Kennesaw Mountain, the question is usually not “do I need a new roof someday.” It is whether this one still has an honest season or two left.

LB Roofing and Construction will tell you. We started in nearby Marietta in August 2008 and we work Kennesaw as local Cobb work. We will not sell a full tear-off if a repair will hold. Call 404-875-6222, Monday through Saturday, 8am to 7pm, and we will come measure the house.

Kennesaw housing and why roofs fail here

Most of the housing stock is 1990s-2000s production homes: two-story traditional, steeper pitches, multiple valleys, and a ridge that takes Cobb County wind. Steeper roofs shed water well, but they also take more labor, more fall protection, and more nails. A 6/12 or 8/12 pitch is common here. That shows up in the price compared with a low ranch.

Storm claims are a regular part of Kennesaw work. Wind lifts starter courses and ridge cap. Hail bruises shingles that still look fine from the driveway. If a storm did the damage, we photograph it and work the insurance claim with your adjuster. If the roof is just old, that is a different conversation and usually not an insurance job.

Tree cover is lighter than historic Roswell or near-Square Marietta in some tracts, heavier near the Mountain. Either way we check valleys, flashing, and the deck. Soft OSB from a long, slow leak is the cost surprise we look for before you sign.

Repair versus replacement

One missing shingle after a spring storm is a repair. A 25-year-old roof with granule loss, brittle tabs, and two prior leak patches is a replacement. We inspect, take photos, and say which one you are looking at. No pressure to decide on the spot.

How the job runs

  • Inspection first. Deck, ventilation, flashing, and pitch. Written scope after we are on the roof, not from a satellite screenshot.
  • Tear-off to the wood. Re-nail loose boards. Replace damaged decking.
  • Ice and water shield in valleys, at chimneys, skylights, and dormers. Fiberglass-reinforced felt across the field, held with cap nails.
  • Shingles from CertainTeed, GAF, Owens Corning, Tamko, or IKO. Five to six nails per shingle for wind uplift. Metal and clay or concrete tile are options when they fit the house.
  • Site. Materials arrive early the morning of installation. Dump trailer in the morning, gone the same day. Most Kennesaw replacements finish in one day.

Kennesaw roof replacement cost

Same published numbers we use across metro Atlanta. We do not keep a second Kennesaw price sheet.

Roof size (approx.)Asphalt, installed
Per square foot$4.50-$7.50
~2,000 sf$9,000-$15,000
~3,000 sf$13,500-$22,500
~4,000 sf$18,000-$30,000
~5,000 sf$22,500-$37,500

Metal typically runs $18,000-$30,000+ for an average home. Steeper pitches around the Mountain and Barrett Parkway tracts sit toward the higher end of the asphalt range because of labor and safety time. Decking repairs, if needed, are itemized. Ask about the $350 off full replacement offer when you schedule. It is on the site. It is not the headline.

Kennesaw roof replacement FAQs

Are storm and insurance replacements common in Kennesaw?

Yes. Cobb County wind and hail hit Town Center, Barrett Parkway, and the Mountain side of town most years. We document damage and work with your carrier. Age and wear are usually not covered. We will tell you which bucket you are in before you file.

Do steeper Kennesaw roofs cost more?

Often. A 7/12 or 8/12 two-story takes more labor than a low ranch of the same square footage. The published $4.50-$7.50 per square foot range already reflects pitch. We confirm it on site, not from the street.

How long does a Kennesaw replacement take?

Most homes finish in one day. Materials arrive early the morning of installation. The dump trailer leaves with the debris. Larger footprints or heavy decking work can run a second day.

What brands do you install?

CertainTeed, GAF, Owens Corning, Tamko, and IKO for asphalt. Metal and clay or concrete tile when the house needs them. We match the product to the budget and the look you want, not the other way around.

When do I have to pay?

On most jobs, when the work is done. On larger jobs, a portion at material delivery. Financing is available through Magwitch. Every replacement includes our 5-year workmanship warranty.
