Atlanta’s cool-roof rule (starts June 2026)

In June 2025, Atlanta City Council passed Ordinance 25-O-1310. The reflectance standards take effect in June 2026.

What it means for homeowners inside the City of Atlanta:

  • Full roof replacements and new roofs must meet cool-roof reflectance standards.
  • Steep-slope roofs (typical houses, slope greater than 2:12) need a 3-year aged solar reflectance of at least 0.21 and a 3-year aged SRI of at least 20.
  • Low-slope / flatter roofs have much higher reflectance requirements.

What it does not mean:

  • It does not make every asphalt shingle “illegal.
  • It does not automatically apply to every suburb in Fulton or DeKalb. This is a City of Atlanta building-code rule. County and city rules outside Atlanta city limits can differ we check the jurisdiction before we order materials.

Many modern architectural shingles are cool-roof rated and available in normal house colors (not only white). On your estimate, we specify a product that meets the rule for your address.

For most homeowners staying put, architectural shingles are the better buy. They handle thermal shock (hot sun, then a cold downpour) and high-wind storms better than thin 3-tab. Many HOAs already require architectural shingles for replacements.

We also prefer algae-resistant (AR) shingles in metro Atlanta. The black streaks you see on neighborhood roofs are usually algae (Gloeocapsa magma), not dirt. AR granules slow that down.

A roof is a system, not just shingles

A lasting shingle roof replacement in Atlanta needs more than the visible shingles:

  1. Tear-off to the deck — We do not roof over old shingles. A second layer traps heat, can void warranties, and hides soft wood and storm damage.
  2. Deck repairs — Soft or rotten plywood gets replaced and documented before we dry in.
  3. Synthetic underlayment — Stronger and more weather-resistant than old 15-lb felt during Georgia pop-up storms.
  4. Ice and water shield in valleys and critical flashings Extra waterproofing where leaks start.
  5. New flashing at chimneys, walls, and transitions Reused rusty flashing is a common cheap shortcut.
  6. Balanced attic ventilation — Intake at the soffits, exhaust at the ridge. A hot, trapped attic cooks shingles from below and feeds mold.

On high-wind exposures, we follow a proper nailing pattern (often six nails per shingle where required) not a four-nail race to finish.

Workmanship warranty vs manufacturer warranty

A “lifetime” shingle warranty from the manufacturer usually covers material defects only. It does not cover a bad nail pattern, a skipped step-flashing, or a valley that was never sealed right.

Storm damage vs a worn-out roof

Hail often leaves small bruises or granule loss you can’t see from the ground. Age shows up as thinning, curling, or bald spots across a slope. We inspect and document what we find in plain language. If insurance may apply after a storm, we’ll say so clearly — and we won’t invent damage.

Waiting until water hits the ceiling is the expensive path. Planned replacement usually costs less than emergency dry-in plus interior repairs.

Only if the property is inside the City of Atlanta (or another city that adopted the same rule). We confirm the jurisdiction on the estimate.

Can I repair instead of replace?

Sometimes, if damage is local and the shingles still have life. If the roof is old, brittle, or failing in multiple places, replacement is usually the cheaper long-term move.
