What Marietta roofs actually deal with
Housing near the Square and Whitlock is older. Many homes still have original chimneys, tight valleys, and decking that has already seen more than one roof. A leak at a brick chimney is often flashing, not a failed field of shingles.
East Cobb and the Cobb Parkway corridor are a different stock: 1970s through 1990s ranches and two-stories under heavy pine and oak cover. Shade, needles, and wet valleys wear asphalt faster than a sunny ridge. Pitch is mixed. You can have a low ranch slope on one street and a steep revival roof two blocks over. We inspect the deck, ventilation, and flashing before we talk materials.
Storms and fallen limbs are common. If wind or a tree did the damage, we document it and work the storm damage insurance claim with your carrier. Age and wear are usually out-of-pocket.
When a repair is enough, and when it is not
Most asphalt roofs last 20 to 25 years. Granule loss, curling, repeated leaks, or a roof past the manufacturer’s expected life usually point to replacement. One bad pipe boot or a short run of wind-lifted shingles often does not.

How we replace a Marietta roof
- Free inspection. We walk the roof, check the deck and ventilation, and send photos with a written recommendation.
- Tear-off to the deck. Old shingles come off. Loose boards get re-nailed. Damaged or soft decking is replaced before anything new goes down.
- Ice and water shield at valleys, chimneys, skylights, and dormers. Full-deck fiberglass-reinforced felt, fastened with cap nails.
- Shingles. CertainTeed, GAF, Owens Corning, Tamko, or IKO. Five to six nails per shingle, not the two-to-four some crews use.
- Same-day site. Materials arrive early the morning of installation. We roll in a dump trailer the morning of the job and roll it out when we leave. Most homes finish in one day.

My house near the Square has old chimneys. Does that change the job?
Often, yes. Historic and near-Square homes usually have more masonry, tighter flashing, and older decking. We tear off to the wood, re-nail or replace bad boards, and put ice and water shield at chimneys, valleys, skylights, and dormers. The field of shingles is the easy part. The penetrations are where leaks start.
