A roof leak rarely announces itself where the damage actually is. By the time a stain shows up on a ceiling, water may have traveled several feet along the decking. LB Roofing and Construction has been finding and fixing leaks on Atlanta roofs since 2008. We trace the water to its real source, repair that, and show you photos of what we found.

What causes roof leaks in Atlanta

Atlanta roofs deal with heavy summer storms, strong wind, falling limbs, humidity and a lot of shade from mature trees. Most leaks trace back to a short list of causes:

  • Flashing. Metal flashing around chimneys, skylights, walls and dormers corrodes or pulls loose, and sealant dries out. Small gaps let in water during hard rain. See our post on flashing and valley failures.
  • Penetrations. Rubber pipe boots crack, and roof vents and exhaust caps loosen. These are small parts, but they are among the most common leak sources.
  • Valleys. Water and leaves collect where two roof planes meet. Under trees, valleys stay wet and wear out first.
  • Aging shingles. Curling, cracked or bald shingles stop shedding water. Wet shade and sun exposure speed this up.
  • Storm damage. Wind lifts tabs and ridge cap, hail bruises shingles, and limbs puncture the roof. Damage is often not visible from the ground.

How we find the source of the leak

We do not guess, and we do not just caulk the spot above the stain. A leak inspection follows the water:

  1. Talk first. Where is the stain, when does it show up, and does it happen only in heavy rain or wind?
  2. Check the attic. We look for wet insulation, stained rafters and decking, and daylight at penetrations.
  3. Trace it uphill. Water runs down the underside of the decking, so we work uphill from the stain to find where it entered.
  4. Inspect the roof surface. We check flashing, boots, vents, valleys, ridge and shingles near the entry point, and look for soft decking.
  5. Show you the source. You get photos of the cause and a written scope before any work starts.

Repair or replace

A cracked pipe boot, failed flashing or a short run of wind damage can be repaired. A roof that is 20-plus years old, with stained decking, curling shingles and repeat leaks, usually should come off. We tell you which one you have, and we will not push a replacement if a repair will do. You decide after you see the photos. See roof replacement in Atlanta if it comes to that. Not sure which one you have? A free roof inspection shows where the roof stands.

Roof leak repair FAQs

How much does roof leak repair cost in Atlanta?

Minor to medium repairs, such as flashing, vent boots, small leaks and isolated shingle damage, run $300 to $900. Significant storm damage repairs, such as large sections of shingle loss, decking replacement or multiple problem areas, are $1,500 to $4,000 on average. We give you a straight quote after the free inspection and before any work starts.

The stain on my ceiling is nowhere near the roof damage. Why?

Water does not drip where it enters. It runs along the decking and rafters, then shows up wherever it finds a gap. That is why we start from the attic and trace the water uphill instead of patching the spot above the stain.

Can you stop an active leak before the full repair?

If water is coming in, call 404.875.6222 and we can tarp the opening to keep the house dry until the repair is done. Our hours are Monday through Saturday, 8am to 7pm. More on emergency roof tarping.

Will my homeowner’s insurance cover a roof leak?

It depends on the cause. Storm damage from wind, hail or a fallen tree is often an insurance item. Ordinary wear and age usually are not. We document the damage with photos, give you a written estimate you can share with your insurance company, and guide you step by step through the insurance process. See storm damage and insurance claims.

Is leak repair work warranted, and when do I pay?

Every repair carries our 5-year workmanship warranty. No payment until finished, on most roofs. On larger projects we may ask for a partial payment when materials are delivered, and we tell you before you sign. Financing is available through Magwitch.
