How roof replacement is priced
Roofers price by the square — 100 square feet of roof surface — not by the square footage of your house. A 2,000 sq ft home is not automatically a “20-square roof.” Pitch, hips, valleys, and overhangs change the roof area.
A complete quote usually bundles materials, labor, tear-off, underlayment, flashing, ventilation details, dumpster/disposal, and permit work for your city or county. Cheap one-line totals often leave pieces out.
Ballpark ranges (2026)
These are planning ranges for a full tear-off in metro Atlanta, not a promise for your address. For architectural shingles, LB’s working range is $450–$650 per square installed:
- Architectural asphalt shingles — most common residential replacement. Typical full tear-off installs run about $450–$650 per square (100 sq ft of roof). Steep, complex, or multi-layer jobs run higher.
- Metal (including standing seam) — higher upfront than shingles; longer life and strong heat performance in Georgia summers.
- Tile — premium look and weight; deck and structure have to support it.
- Flat / low-slope — priced by system (TPO and similar), not by “shingle squares” alone.
Online “average cost for a 2,000 sq ft house” charts skip pitch, layers, decking, and access. Use them only as a rough filter — then get a measured estimate.
What actually changes your price
- Roof size and shape — more squares, more valleys, dormers, and chimneys mean more labor and flashing.
- Pitch and access — steeper roofs and tight lots take longer and need more safety setup.
- Tear-off layers — removing two layers costs more than one. We tear off to the deck. We do not overlay shingles.
- Decking — soft or rotten plywood gets replaced. Extra 4′×8′ sheets are $65 each.
- Material choice — architectural shingles vs metal vs tile vs flat systems.
- Ventilation and flashing — ridge/soffit balance and new flashing where walls and chimneys meet. Reused rusty flashing is a common cheap shortcut.
- Permits and disposal — fees and dumpster costs vary by jurisdiction and job size.
Tear-off only — we never overlay shingles
Georgia code limits how many layers you can stack. More important: an overlay hides soft wood, traps heat, and can mess with warranties. LB tears off to the deck, checks the wood, then builds the new system. If you are comparing quotes, ask every contractor whether the price is a full tear-off.

- Decking repairs as needed (our add rate: $65 per 4′×8′ sheet)
- Synthetic underlayment (and ice & water protection in valleys / critical areas as required)
- New drip edge and proper flashing at walls, chimneys, and transitions
- Ventilation details that match the roof (intake and exhaust)
- Cleanup, magnetic nail sweep, and debris haul-off
- Permit handling for your city or county
- Clear payment terms and a written workmanship warranty
Workmanship warranty and payment
Manufacturer warranties cover product defects. They do not cover a bad nail pattern or flashing that was never installed right. LB includes a 5-year workmanship warranty on our labor.
On most roofs: no payment until finished. Larger roofs may use a material-delivery schedule — we spell that out on the estimate so there are no surprises.
