Johns Creek grew up fast. Census figures show about two-thirds of the city’s homes were built in the 1980s and 1990s, and nearly four out of five are single-family houses. That means a lot of Johns Creek roofs are reaching the same age at the same time. If your home was built in 1995, a roof that went on with the house is 31 years old this year. If yours has already been replaced once, it may be getting close again.

What Johns Creek housing does to a roof

Johns Creek became a city on December 1, 2006, but most of its neighborhoods are older than the city. The area took its name from Technology Park/Johns Creek, a planned community started in 1981 along McGinnis Ferry Road and Medlock Bridge Road. Subdivisions filled in around it through the 1980s and 1990s.

What we look for on homes of that era:

  • Shingle age. Curling or cracked shingles, bald spots where granules have washed off, and original shingles that are still on the house.
  • Flashing and boots. Rubber pipe boots dry out and crack, and step flashing along walls and chimneys is a common leak point on two-story homes.
  • Ventilation. Some homes from this period have limited attic ventilation, which can shorten shingle life. We check the attic, not just the roof.

HOAs and shingle colors

If you live in a neighborhood with an HOA, check its architectural guidelines before you pick a shingle. Some associations require approval for a new color or material. Bring the rules to your inspection and we will help you pick a product that fits them.

Storms in north Fulton

The National Weather Service’s severe thunderstorm warning on the night of July 28, 2026 named Johns Creek, and on July 4, 2026, a trained spotter reported quarter-size hail in Duluth, just across the Chattahoochee. That does not mean your roof was hit, but a free inspection is worth it if you have not had one. More on storm damage and insurance claims.

Repair or replace

A few missing shingles or one leaking boot is a repair. A 20-plus-year-old roof with soft decking, curling shingles and repeat leaks should come off. We show you photos and let you decide.

How we replace a Johns Creek roof

  1. Free inspection of the roof, decking and attic, with photos and a written scope.
  2. Full tear-off to the wood. Damaged decking replaced and itemized.
  3. Ice and water shield at valleys, chimneys, skylights and dormers.
  4. CertainTeed, GAF or Owens Corning shingles.
  5. Cleanup the same day we finish. Most homes are done in one day.

Johns Creek roof replacement FAQs

Do I need a permit to replace my roof in Johns Creek?

Not for a standard replacement. The City’s permit checklist says roof replacement with no structural work, and up to 32 square feet of decking, does not need a permit. Structural changes, or more decking than that, do. (City of Johns Creek) If we find more bad decking than expected, we tell you before going further.

My HOA has rules on shingle color. Can you work with that?

Yes. Bring your guidelines or approval form to the inspection, and we will give you product names and color samples for your submission.

My house was built in the 1990s. Do I need a new roof?

Not automatically. Age matters, but condition decides. If the roof was replaced in the last 10 to 15 years and looks good, a repair or a tune-up may be all you need. If it is the original roof, have it inspected.

How much does a roof replacement cost in Johns Creek?

$4.50 to $7.50 per square foot installed for asphalt shingles. About $13,500 to $22,500 for a 3,000 square foot roof. Metal runs $18,000 to $30,000 and up on an average home. The estimate is free after we measure.
