A lot of Alpharetta houses are not “old.” They are first-generation 1990s and early-2000s builds whose original roofs are now 20 to 25 years in. Alpharetta housing and roof issues
Alpharetta homes run larger than the Cobb average. More squares of shingles, more valleys, more ridge, longer labor days. A 4,000 to 5,000 sf roof is not unusual in Windward or off Webb Bridge. That is why the published size bands matter here. You are often in the $18,000-$30,000 asphalt band, not the $9,000 starter number for a small ranch.
The first roof on a 1998-2005 house is at the end of a typical asphalt life. Granule loss, thermal cracking, and dried pipe boots show up together. HOAs in Windward and similar communities often have color rules. Bring the spec sheet to the inspection so we bid the right product the first time.
Downtown and Crabapple still have smaller, older cottages mixed with newer infill. Those roofs are a different job: tighter access, more flashing, sometimes tile or metal instead of a third asphalt cycle. Pitch is generally moderate to steep. We price from the ladder, not from a map.
Storms and insurance: same rule as the rest of the metro. Wind and hail that break the roof can be a storm claim. Age is not.
Repair versus a full tear-off
If the roof is 12 years old and one slope lost shingles in a storm, we repair. If it is 23 years old and you are on the second interior stain, we replace. The free inspection is the decision tool. Photos, not a sales script.
How we do the replacement
- Tear-off to the deck. Re-nail loose boards. Replace damaged decking.
- Ice and water shield at valleys, chimneys, skylights, and dormers.
- Fiberglass-reinforced felt, cap nails.
- CertainTeed, GAF, Owens Corning, Tamko, or IKO. Five to six nails per shingle. Metal and clay or concrete tile when they fit.
- Materials arrive early the morning of installation. Dump trailer the day of. Most jobs, including many larger Alpharetta roofs, still finish in a day. Bigger or more cut-up roofs can take longer.

My Windward roof is 22 years old and has not leaked. Do I wait?
You can wait until it leaks. You will then be buying interior repairs on top of the roof. Twenty to 25 years is the normal asphalt window. If we see solid remaining life, we will say so. If the shingles are brittle and the boots are cracked, waiting is a bet, not a plan.
Do larger Alpharetta homes take more than a day?
Many still finish in one day. A 4,000-5,000 sf roof with a simple plane can. A cut-up roof with several valleys, skylights, and a steep pitch may need a second day. We tell you which before we start. Materials arrive early the morning of installation either way.
