TPO, EPDM, and modified bitumen

TPO is a thermoplastic membrane, usually white, with heat-welded seams. It is the membrane we see most on commercial work and on residential low-slope fields where a welded sheet is the right answer. Membrane brands we install include Carlisle, Elevate, and Mule-Hide. The brand on the roll is specified in the quote.

EPDM is a rubber membrane, typically black, with taped or adhered seams. It is the right call when the existing roof is EPDM and a recover or replacement in kind makes more sense than switching chemistry.

Modified bitumen is a sheet system used on many smaller low-slope roofs: additions, porches, and low commercial sections. If your “flat roof” is a 3-square porch, this is often the job, not a full TPO field.

Houses versus buildings

Residential low-slope work is metro Atlanta: the main house may be shingles or metal, and the leak is in the flat over a family room, garage, or later addition. Those roofs fail at walls, scuppers, and seams long before the sheet looks old from the driveway. We inspect the drainage path, not just the membrane.

Commercial work can go anywhere in Georgia. Access and safety differ from a house; the membrane brands and the drainage rule do not. If you have a building outside the metro, call and we will tell you whether we can get to it.

Drainage and the deck come before the membrane

A flat roof that ponds after every rain is waiting on slope, drains, scuppers, or a sagged deck, not a prettier sheet. We look at that before we talk color.

On site we check interior stains against the low spots; drains and scuppers; edge metal and wall flashings, where most leaks start; insulation and the deck; and whether a recover is allowed or the old membrane has to come off.

If a repair at a penetration or a failed flashing will hold, we say so. If the field is brittle, the seams are open, or the insulation is wet, replacement is the cheaper path. We will not cover a drainage problem and call it a new roof.

How a flat roof job runs

  1. Free inspection. We walk the roof, check drains and flashings, and send photos with a written recommendation: TPO, EPDM, or modified bitumen, recover versus tear-off, and what has to happen at the walls.
  2. Tear-off or recover, as specified. Wet insulation and the old membrane come off when they have to. Bad decking is repaired before a new sheet goes down. A recover is only in the scope when the existing roof can take it.
  3. Slope and insulation. Taper and drains are part of the job when ponding is the problem. A new membrane on a dish does not drain itself.
  4. Membrane. TPO, EPDM, or modified bitumen, with Carlisle, Elevate, or Mule-Hide as specified. Seams, flashings, and edge metal are in the quote.
  5. Site. Materials arrive early the morning of installation. On houses we run a dump trailer in and out. Commercial schedules depend on access and whether the building stays open.

What a flat roof costs

We do not publish a TPO or EPDM number, and we will not invent one. Sheet type, insulation, taper, tear-off versus recover, and flashings all move the price. The quote comes after we measure on site.

Published asphalt ($4.50-$7.50/sf) and published metal ($18,000-$30,000+ for an average home) are steep-slope numbers, not membrane prices.

Payment and financing

On most jobs you do not pay until the work is complete. On larger jobs we may collect a partial payment when materials land on site. The balance is due when the roof is finished. Financing is available through Magwitch. Ask us about financing.

How much does a TPO roof cost in Atlanta?

We quote after we measure. There is no published TPO number on this site, and we will not invent one. Insulation, taper, tear-off, and flashings change the job more than the color of the sheet.

My flat roof ponds. Will a new membrane fix that?

Not by itself. Ponding is slope, drains, sagging deck, or clogged scuppers. We look at drainage before we specify a sheet. If taper or drain work is required, it is in the scope.

When do I pay, and is financing available?
