Clay versus concrete

Clay tile is fired ceramic. Color runs through the body of the piece. It shows up on Mediterranean and Spanish-style houses and on some older custom homes built with tile from the start. Matching a broken clay tile is a materials problem as much as a labor problem. We source what the roof needs.

Concrete tile is cement-based, usually with a surface color. It is common from the 1980s onward. A faded field is not automatically a failed roof; worn underlayment or cracked tiles at hips and valleys often are.

We install both and repair both. We will not swap clay for concrete because one is easier to buy this week. The scope names the tile type, the underlayment, and the flashings.

Repair first, replacement when the underlayment is done

Most tile problems we see are not a failed field. They are cracked or slipped tiles after foot traffic, a limb, or a storm; failed flashings; underlayment that has dried out under tiles that still look fine from the yard; or valley metal that has opened while the field is intact.

One broken course is often a repair. If the underlayment is gone across large areas, or the deck is soft, replacement is the cheaper path. We will not pull a whole roof because three pieces cracked, and we will not keep patching a roof whose underlayment is finished.

How a tile job actually runs

1. Free inspection. We walk the roof, check tile type, underlayment, flashings, and the deck from the attic when access allows. Photos go with a written recommendation: repair, partial, or full replacement.
2. Load and the deck. Tile is heavy. If someone put tile on a deck sized for shingles, that is a structural question we raise before anyone orders pallets.
3. Tear-off, when it is a replacement. Old tile comes off in a controlled stack. Decking is re-nailed or replaced where it is bad. Slower than a shingle tear-off on purpose.
4. Underlayment is the waterproofing. Ice and water shield at valleys, chimneys, skylights, and other penetrations. Field underlayment suited to tile. Tile is the armor. The underlayment is the roof.
5. Tile, flashings, and the site. Clay or concrete as specified. Hips, ridges, and wall flashings are in the scope. Materials arrive early the morning of installation. A dump trailer comes in the morning of the job and leaves when we do. Tile replacements are rarely a one-day shingle schedule.

Do you repair tile, or only replace it?

Both. Cracked or slipped tiles, failed flashings, and short storm hits are usually repairs. Full replacement is for failed underlayment, widespread breakage, or a deck that will not hold the next layer. That is the first question we answer on site.

Clay or concrete: which do I have, and does it matter?

Yes. Clay is ceramic; concrete is cement-based. Mixing them on a repair looks wrong and weathers wrong. We match what is on the roof unless you are doing a full replacement and choosing a new system on purpose.

How much does a tile roof cost in Atlanta?

Will my deck hold tile?

If the house was built for tile, usually yes, after we check wood and fasteners. If tile was added to a shingle-sized deck, maybe not. We look from the attic when we can and we will not load pallets onto a deck we have not assessed.
