Sandy Springs sits right across the Chattahoochee from our Cobb County office, and it has the same problem as the rest of north Fulton: big trees over aging roofs. If a limb came down on your house, or your roof is just getting old, start with a free on-site look, not a phone quote.
LB Roofing and Construction has worked across metro Atlanta since 2008. We will not push a replacement if a repair will do. Call 404-875-6222, Monday through Saturday, 8am to 7pm.

What Sandy Springs housing does to a roof
Sandy Springs is not one kind of house. Census figures show about a quarter of its housing was built in the 1980s, with another 29% built before 1980. About half of homes are owner-occupied, and only about a third are detached single-family houses. The rest are townhomes, condos and apartments.
That mix shows up on the roof:
- 1970s and 1980s houses on wooded lots. Oaks and pines keep shingles shaded and damp. Valleys fill with leaves, moss grows on the north side, and granules wear off faster.
- Townhomes and condos. Many have low-slope or flat sections, and the roof is often the HOA’s responsibility. We work with homeowners, HOA boards and property managers. See flat roofing and our Roof Care Program.
Storms and trees in Sandy Springs
National Weather Service reports and local news put trees down or on structures in Sandy Springs on March 16 (Summit Springs Rd), May 7 (Huntcliff), May 27 (Twin Branch Rd), July 3 (Barfield Rd at Hammond Dr) and July 29, 2026, when a tree came through an apartment roof. More on storm damage and insurance claims.
If a tree is on your roof or water is coming in, call 404-875-6222. We cover the opening, photograph the damage and give you a written estimate you can share with your insurance company. We also do tree removal.
One local rule: the City requires a Tree Removal Permit for most trees 18 inches in diameter or larger, and asks owners to email the City Arborist with photos before removing a dead or hazardous tree. (City of Sandy Springs)
Repair or replace
A cracked pipe boot or a few blown-off shingles can be repaired. A 20-plus-year-old roof with stained decking, curling shingles and repeat leaks should come off. You decide after you see the photos.
How we replace a Sandy Springs roof

Sandy Springs roof replacement FAQs
Do I need a permit to replace my roof in Sandy Springs?
The City lists “roof replacement involving shingles only” among projects that do not need a permit. Work that involves structural repairs or multiple licensed trades needs a building permit. (City of Sandy Springs) We confirm what your roof needs before we start.
A storm put a tree on my roof. What should I do first?
Get everyone out of the affected rooms and call 404-875-6222 so we can tarp it. Take photos before anything is moved, then call your insurance company.
I own a townhome. Is the roof my job or the HOA’s?
It depends on your HOA’s declaration. Check your documents or ask your management company. We can inspect for either one.
