A lot of Alpharetta houses are not old. They are first-generation 1990s and early-2000s builds whose original roofs are now 20 to 25 years in. Alpharetta housing and why repairs show up now

Alpharetta homes run larger than the Cobb average. More squares, more valleys, more ridge, more pipe boots. A 4,000 to 5,000 sf roof is not unusual in Windward or off Webb Bridge. That does not make every leak a full tear-off. It does mean we walk the whole roof, not just the wet corner, so a “cheap patch” does not ignore the next failure waiting on the opposite slope.

The first roof on a 1998–2005 house is at the end of a typical asphalt life. Granule loss, thermal cracking, and dried pipe boots often show up together. HOAs in Windward and similar communities often have color rules. If we are replacing a run of shingles, bring the spec or an approved color so the repair matches.

Downtown and Crabapple still have smaller, older cottages mixed with newer infill. Those repairs are a different job: tighter access, more flashing, sometimes metal or tile instead of another asphalt patch. We price from the ladder, not from a map.

Storms and insurance: same rule as the rest of the metro. Wind and hail that break the roof can be a storm claim. Age is not.

Alpharetta roof repair FAQs

My Windward roof is 22 years old and has not leaked. Do I still need a repair inspection?

You can wait until it leaks. You may then be buying interior repairs on top of the roof. Twenty to 25 years is the normal asphalt window. If we see solid remaining life, we will say so. If boots are cracked and the ridge is failing, a targeted repair can buy time. If the field is brittle across the house, that is replacement, not a patch tour.

Do larger Alpharetta homes still get same-week repairs?

Yes, when the scope is a repair. A few squares of shingles, flashing, or a boot does not take a two-day tear-off schedule. A cut-up roof with several valleys and skylights can take longer to inspect and to patch correctly. We tell you which before we start. Materials arrive early the morning of installation either way.

Will my HOA let you mismatch shingles?

We match the existing product when it is still available. If Windward or another community has a color rule, bring it. The repair should blend. If the field is so faded that new shingles will not blend, that is information you should have before we nail, and it can be a reason to talk replacement instead.
