LB Roofing and Construction offers free roof inspections in Atlanta for homeowners, home buyers and sellers, and anyone whose roof may have storm damage. We check the roof surface, flashing, penetrations, gutters and attic, then give you photos and written findings. There is no charge and no obligation.

A roof can be failing long before a stain shows up on a ceiling, and we have been inspecting Atlanta roofs since 2008. Call 404.875.6222, Monday through Saturday, 8am to 7pm, or use the form below to schedule your free inspection.

Tell us a little about your roof and when you would like us to come out. We will inspect it and give you straight answers at no cost.

What a free roof inspection includes

Every inspection follows the same checklist, so nothing gets skipped:

  • Roof surface. We check shingles for cracking, curling, granule loss, lifted tabs and missing pieces, and we look at the ridge and the edges.
  • Flashing. Chimneys, walls, skylights and valleys are where water gets in first, so we check the metal and the sealant. See our post on flashing and valley failures.
  • Penetrations. Pipe boots, roof vents and exhaust caps crack and loosen over time.
  • Gutters and drainage. We check that water leaves the roof edge the way it should, and we look for shingle granules in the gutters.
  • Attic check. When there is attic access, we look for wet insulation, stained decking, poor ventilation and daylight where there should be none.
  • Photos. We photograph what we find, good and bad.
  • Written findings. You get a plain-language summary of what we saw and what we recommend.

Buying or selling a home in Atlanta

If you are buying, a roofer’s look at the roof tells you how much life it has left and what repairs it may need before you close. If you are selling, an inspection before you list shows you what a buyer’s inspector is likely to notice, so you can repair it, price for it or disclose it with your eyes open. We give you photos and written findings you can share with your agent.

One important point: a roofer’s inspection is not a substitute for a licensed home inspector. A home inspector reviews the whole house, and your lender or contract may require one. Our inspection covers the roof only, but it looks at the roof in more detail.

When to get a free roof inspection

  • After a storm. Do not wait for a leak. Damage from wind and falling limbs often shows up later as stains and soft decking.
  • Before you buy or list a home. Know the roof’s condition before it becomes part of the deal.
  • When the roof is 15 years old or more. An older roof is worth checking even if nothing looks wrong. See how often to inspect a roof in metro Atlanta.
  • After a leak or a ceiling stain. The stain is rarely where the damage is.

If it is storm damage

Storm damage hides. We photograph what we find and tell you plainly whether it looks like storm damage or normal wear. If it is storm damage, we will guide you step by step from start to finish with your insurance company. We also give you a written estimate you can share with your insurance company. See storm damage and insurance claims. If a tree is on the roof or water is coming in, call 404.875.6222 and we can tarp it. See emergency roof tarping in Atlanta.

What happens after the inspection

You get the photos and written findings, and we talk through them with you. There is no pressure and no sales pitch. If a repair will do, we say so. If the roof is near the end of its life, we show you why and explain your replacement options, and you decide on your own schedule. See roof repair in Atlanta and roof replacement in Atlanta for what each involves.

Warranty, payment and who you are hiring

Every repair is backed by our 5-year workmanship warranty (see the roof warranty guide). No payment until finished, on most roofs. Financing is available through Magwitch.

We are licensed and bonded. All our crews are fully covered by insurance: $1M general liability and workers’ comp. We are A+ rated and BBB Accredited, with 4.7 stars from 80 Google reviews.
