What Is EPDM Roofing?
EPDM is a synthetic rubber membrane. It’s typically black, highly flexible, and has been used in commercial roofing since the 1960s — making it one of the most proven systems on the market. EPDM is installed using adhesive, mechanical fasteners, or ballasted (held down by gravel or pavers).
EPDM is best for:
- Buildings in climates with significant temperature swings — EPDM is extremely flexible and handles expansion/contraction exceptionally well
- Repair situations where the existing roof is EPDM and sections need to be replaced
- Budget-conscious projects — EPDM is typically less expensive to install than TPO
- Buildings with complex rooflines or irregular shapes — the flexibility of rubber makes it easier to work around penetrations and details

What’s Right for Atlanta Commercial Buildings?
Atlanta’s climate leans toward hot and humid summers, with relatively mild winters. That climate profile generally favors TPO for one simple reason: energy efficiency matters here. A white TPO roof can reduce cooling costs by 15–30% compared to a dark EPDM roof — and in Atlanta, your HVAC system runs hard from May through October. Over a 20-year roof lifespan, that energy savings can be significant.
That said, EPDM remains an excellent choice in several common Atlanta scenarios:
- You’re repairing or extending an existing EPDM roof (mixing systems is generally not recommended)
- The project budget is tight and upfront cost is the primary driver

What About Modified Bitumen and Other Systems?

- What are your energy goals? If you’re trying to reduce operating costs or achieve LEED certification, TPO’s reflectivity is a meaningful factor.
- What’s the expected lifespan of the building? Long-term ownership favors investing in a premium system. A shorter-term hold may favor the lower upfront cost of EPDM.
- Who’s doing the work? Seam quality is everything on a single-ply roof. Heat-welded TPO seams require skill and the right equipment to execute properly. Ask your contractor to show you their work.
